We abide to a stringent and uncompromising policy on tenant referencing for all tenancy applications that we administer.

To ensure that prospective tenants are credible and trustworthy our standard procedure are to acquire:

  • Credit checks or financial profile including searches on CCJ’s and detrimental credit history.
  • Electoral role search on previous addresses.
  • References from employers.
  • Reference from previous landlords.
  • Searches on fraud databases i.e. RSA & CIFAS.
  • Rental affordability analysis.
  • Banks or accountants.
  • Solicitors.
  • Company checks.
  • Where applicable, guarantor referencing.

Chase Devonshire can provide all landlords with an option to guarantee their rental income for the full tenancy term should applicants pass the above full referencing. An insurance policy will be put in place should landlords require the rent guarantee.

We also provide agents, landlords and tenants with an express referencing service which is not as extensive as above, but is available within 24 hrs.

We at Chase Devonshire will advise all landlords and agents on alternatives to referencing should applicants fail the above to ensure security on their investment.
