We are aware that without rent your investment property or portfolio is useless!
As such we offer rent collection to all managed properties and even let only contracts. Our procedures are listed as follows, and we will:
- Issue Standing Order Mandates to tenants on completion of references to meet second and subsequent rent payments. Tenants are required to cancel their own Standing Order Mandate at the end of a tenancy, we are not authorised to do this.
- Our charges and related fees will be deducted in the first instance, from the initial rent received and then from any ensuing rent payments. Similarly, any landlord expenditure will be deducted from rents received.
- Pay ground rent, service charge and any other authorised disbursements on behalf of Landlord should we have been instructed to do so.
- Credit landlord funds into a nominated UK bank account via BACS transfer within 10 working days from receipt of funds.
- Send statement and accompanying documents to the landlord every month including a detailed breakdown of income and expenditure.
- Provide the landlord with free copies of statements at financial year end.
- At our earliest opportunity, notify by way of written correspondence (letter or email) to landlord and tenant confirming late/outstanding rent.
- Chase rent arrears and inform insurance companies of rent arrears as they occur.
- We will also attempt to contact the tenant and the landlord by telephone soon after the discovery of rent arrears.
- Chase Devonshire, as moderator, will respond to queries from landlords and tenants regarding rent and attempt to resolve any issues amicably. Chase Devonshire will reserve the right to cease mediation if a dispute arises or if legal action seems imminent.
